Buying or selling?

If you're buying

A new home, or even land only, can be a great start to the next chapter in your life. I'm sure you have questions and concerns. I'll address them promptly and keep the process moving, so you're not left surrounded by boxes, waiting to get into your new place.

If you're selling

Some clients can't wait to start their next chapter. Others find it hard to sell property that has been in the family for years, especially when it includes a home. I see this often, and I'll handle it with kindness and compassion, keeping you updated on where we are in the process along the way.

What I do for you

I've represented buyers and sellers at closings since 2016. Whether you're purchasing land only, land with one or more homes, a duplex or something else, I'll:

  • Review your contract and closing documents, and advise you on them.
  • Work closely with the real estate agents, the other party's attorney and the bank's attorney.
  • Look into title issues, such as clear title, subdividing land when only part is sold, easements, rights of way and underground pipes.
  • Think ahead about what needs to be done now, so a problem doesn't turn into a lawsuit years down the road.
  • Keep you informed about what stage the process is in.

Common questions

How long does a closing take?

Every closing is different. It depends on how quickly the surveyor finishes the survey, how long the title update and tax search take, whether title issues come up, and how quickly the other attorneys work. I do my part efficiently to keep things moving.

When should I book movers or have the utilities turned on?

You may wonder when to tell your new landlord or the other party you're ready to move in, when to have utilities turned on and when to book movers. I'll help you time these as we go.

Do I need an attorney for a closing?

In my experience, yes, at every step. There's a lot that has to be checked and filed correctly, and many title issues aren't obvious to buyers or sellers until they become a problem.

What will it cost?

My rates are reasonable. The fee depends on what's involved, and I'll explain it before any work begins. Your first 10 minutes on the phone are free.
